See what made this Mooloolaba knock down rebuild trickier than a standard new build.
A knock down rebuild might sound straightforward - clear the old home and build a new one in its place. But in reality, older blocks come with a unique set of challenges that you simply don’t encounter on a new build site.
Here are three key things AUSMAR had to manage on a recent knock down rebuild project in Mooloolaba that wouldn’t typically come up on a standard greenfield lot.
1. Relocating the Driveway
On this project, the original driveway location didn’t suit the new home design. We had to apply to relocate the driveway and reinstate the kerb and channel where the old access point was removed.
This step was essential to ensure the homeowners could safely and easily access their new garage - but it’s an added layer of work, approvals, and cost that isn’t required on a new estate block.
2. Upgrading the Power Connection
Many older homes still run overhead power lines, which aren't compatible with today’s underground infrastructure standards.
In this case, AUSMAR installed a new permanent power pole, connected the existing overhead lines to that pole, and ran underground mains power from there to the home’s new meter box.
This upgrade ensures the home meets current energy standards and maintains clean, unobstructed street appeal.
3. Navigating Sewer Infrastructure
Older homes are often connected to sewer lines that run along the rear of the property, which can complicate things during construction.
To work around the existing sewer line in Mooloolaba, we installed retaining walls 400mm off the rear boundary to level the site without disturbing the original infrastructure.
Once the retaining was complete, our team was able to safely connect the new home’s plumbing and coordinate it with the customer’s pool and overflow drainage.
The Takeaway
A knock down rebuild can be a brilliant way to upgrade your home without leaving your neighbourhood - but working with an experienced builder is key. Older sites come with hidden complexities, from power to plumbing and everything in between.
Thinking about rebuilding on your block? AUSMAR’s team can help you understand what’s involved and guide you through every step.
