Visiting Display Homes Near North Harbour? What to Compare Before You Build

If you're planning a day of visiting display homes near North Harbour, you'll soon have even more homes to compare.

North Harbour’s new display village is a fantastic addition to the Moreton Bay home-building landscape. Now open in Burpengary East, it gives buyers the opportunity to explore a broad mix of single-storey, double-storey, terrace and acreage homes while spending time in the wider North Harbour community.

If you’re already making a day of exploring display homes in Burpengary and Moreton Bay, it’s also worth looking beyond one display village.

Just a short drive away, AUSMAR has two display homes at Stockland’s Kinma Valley in Morayfield - the Miami 290 and Long Beach 300. Together, they offer two very different approaches to family living and another opportunity to compare layouts, inclusions and the type of home that could suit your block.

1. Start with the floor plan, not the styling

A beautifully furnished display home can make almost any design feel impressive.

Try to look past the furniture and ask whether the layout would actually work for your household.

Consider where the main bedroom sits in relation to the children's rooms, whether there are enough separate living spaces, how the kitchen connects to the alfresco and whether there's somewhere practical for bags, shoes, laundry and everyday clutter.

Think about your routine on a normal Tuesday - not just how the home feels during a display village visit.

2. Check whether the design suits your block

Finding a floor plan you love is only useful if it works on the land you're planning to build on.

Lot width and depth, setbacks, orientation, easements and estate requirements can all influence which designs are suitable.

This is particularly important when comparing home builders in Burpengary East and surrounding Moreton Bay estates, where block sizes and frontages can vary considerably between releases.

3. Compare what's actually included

4. Look at how the home works long-term

Your home needs to work for more than the first year after you move in.

If you're a growing family, consider whether there is enough separation as children get older. If you're planning to stay long-term, think about storage, flexible rooms, entertaining areas and whether the layout can adapt as your needs change.

Walking through both single and double-storey homes can be particularly useful because it gives you a much better sense of how each configuration changes privacy, yard space and family separation.

Compare Moreton Bay display homes beyond one village

A large display village is a useful place to start your research, but it doesn't have to be the only stop.

AUSMAR has two display homes at Stockland's Kinma Valley in Morayfield: the Miami 290 and Long Beach 300.

The Miami 290 is a spacious single-storey home designed for wider blocks. It includes four bedrooms, three living areas, a large open-plan kitchen and living zone and an expansive alfresco, making it particularly useful for buyers comparing larger family layouts.

The Long Beach 300 offers a different approach with a double-storey layout designed for blocks from 12.5 metres wide. With four bedrooms and three living areas, it shows how building upwards can create more separation between different areas of the home while working with a narrower frontage.

Seeing two very different designs side by side can make it easier to work out which type of layout actually suits your family, block and budget.

Make your display home visits more useful

If you're spending a weekend exploring display homes in Burpengary and the wider Moreton Bay region, don't feel pressured to choose a builder based on one visit.

Take photos. Save the floor plans you like. Write down which features felt genuinely useful and which were simply nice to look at.

Then compare your shortlist based on the things that will matter throughout the build: the design, what's included, how it fits your land, the building process and how comfortable you feel asking questions.

The goal isn't to visit the most display homes. It's to leave with a clearer idea of what you actually want to build.
