The First Home Guarantee
The Australian Government’s First Home Guarantee (FHBG) allows eligible first home buyers to purchase with a deposit as low as 5%, without paying Lenders Mortgage Insurance (LMI). The government, through Housing Australia, guarantees up to 15% of the property’s value to the participating lender, helping reduce the upfront financial burden.

From 1 October 2025, the scheme will expand to include unlimited places, higher property price caps (up to $1 million in Queensland’s major regions), and simplified eligibility criteria.   • Transfer duty (stamp duty) concessions: As of May 2025, first home buyers purchasing a new home or land to build can receive a full transfer duty concession, regardless of the property’s value.
  • First home (existing home) concessions: For established properties under certain thresholds (around $800,000), buyers may save up to $24,525 in duty costs.
  • First home owner grant: This provides direct financial support for building or buying a new home, helping first-time buyers bridge the gap between savings and settlement.

Together, these incentives significantly reduce upfront costs - particularly when paired with the federal schemes - making the jump from renting to owning far more achievable.

2. Entry-level communities: Kinma Valley and Rivermont
