Before you commit to a knock down rebuild, make sure your site is ready for it.
A knock down rebuild is a great way to get a new home in a location you already love - but building on an established block can come with some unexpected challenges. Before you move ahead, here are three key things to check on your site first.
1. Driveway Location
One of the first things to consider is where your new driveway will go. In this example, the existing driveway was clear of council trees, power poles, and other obstructions - which made relocating it straightforward.
However, not all sites are this simple. Depending on your local council (like the Sunshine Coast Council, for instance), you may need to lodge an application to move the driveway. In many cases, you’ll also be required to reinstate the existing kerb and channel once the original crossover is removed.
2. Site Levels and Fall
The block might look flat - but it’s important to confirm this with a proper site survey. Builders need a near-perfectly flat surface to pour a slab-on-ground. Even a slight fall can affect your build.
On the site shown here, there's actually 1.4 metres of fall from the front right corner to the back left corner. To accommodate this, AUSMAR will need to install retaining walls and apply for an operational works permit to bring in fill. These steps are critical to creating a level foundation for the new home.
3. Neighbouring Fencing
When you raise the level of your block, it can affect the privacy and structure of the existing fencing. In this case, because we’re building up the site, the new home will overlook some of the neighbours’ fences
It’s important to have that conversation with your neighbours early - especially if new fencing is required. You can choose to split the cost or take it on yourself, but either way, it’s best to be proactive.
