The price of building a new home varies significantly depending on a range of factors such as the finishes and size of your home. As our most cost-effective solution, our First Series homes typically range from $1,200 to $1,500 per square metre, excluding the land itself. Our most affordable home is our brand new design – the Cali.

AUSMAR requires 5% of your total contract price to be paid before construction commences. This is paid in three instalments: The first deposit is $2,500 at Provisional Sales Estimate Stage, the second deposit is $1,500 at New Home Proposal Stage, and the third deposit is the remainder of the 5% to be paid at Contract Agreement Stage.

You’ll be required to make five key progress payments throughout the construction of your new home. These typically include slab pour (base), frame, lock-up (enclosed), fixing and practical completion. The final payment will be due on completion of the build and before you receive the keys to your new home. Exact timings and amounts will be provided to you at contract stage.

The timeline of building your new home can vary depending on factors such as the specific design, size, weather and location. However, we’ve seen a return to more consistency since the challenges experienced across the industry in recent years. For our First Series homes, we generally expect a build time of between three and six months and will provide you with a detailed schedule during the contract stage.

At AUSMAR, we understand the unique challenges faced by first home buyers in today’s market. We’ve created the First Series with the intention of alleviating some of this stress, particularly around the increasing cost of getting your foot on the property ladder. To offer first home buyers a more affordable option, we’ve automatically applied a 5% discount to the base price of all First Series homes. This provides first home buyers with a savings of up to $24,000. Our First Series standard inclusions are the most cost-effective yet high-quality options available.

The Queensland Government’s First Home Owner Grant is currently up to $30,000 for eligible applicants. This increased amount applies to contracts signed between 30 November 2023 and 30 June 2025.

To qualify for the Queensland Government’s First Home Owner Grant, you must be an Australian citizen or permanent resident aged 18 years or older, have not owned a property in Australia before, and intent to live in the new home as your main residence. The combined total value of the house and land must be under $750,000.
