How are you actually building a home in 8 weeks?
We’ve spent a lot of time going over our schedules, chatting with trades & suppliers to ensure this is possible. What we’ve done is essentially trim any ‘downtime’ that is normally built into our build times, this normally allows for trade or supply delays. In a HomeIn8, we have removed most of this ‘downtime’ and designed the most efficient program possible. Nothing else has changed, we’re not cutting corners to get you home sooner.
Our My Build Diary also enables our team to streamline our processes internally, saving us time on site as this now allows a direct communication channel between you, our Client Liaison Officers and Supervisors.
Are you compromising quality?
Absolutely not. Quality is what we’ve built our reputation on so this was a non-negotiable when creating HomeIn8. We’re still using all of our regular trades & suppliers and our standard inclusions have not changed. Supplying you with the highest quality home is part of our DNA. The same teams who build our beautiful display homes will be onsite building your new home.
Can I still make changes to the plan?
Yes, minor non-structural changes are allowed like moving a window 100mm or making a sliding glass door slightly bigger. Our New Home Consultants have strict guidelines they need to adhere to so we can ensure minimal delays on site, chat to your New Home Consultant to see what changes can be made.
Can I make changes once we start on site?
Unfortunately, variations can delay the progress on site – sometimes getting a quote for a small change and deciding if you will accept it or not can take days. With a HomeIn8 build we order all of our materials before we start so we don’t have time for even the smallest change, therefore we will not accept any client raised variation requests.
Do I still get to visit Atelier for my selections?
100%. The ‘front end’ process stays exactly the same, we know it’s exciting & overwhelming at the same time so you can spend as long as you like with our New Home Consultants getting the right HomeIn8 design and selections for your lifestyle and budget.
To be eligible for HomeIn8, we’ve limited selection to our ‘standard inclusions’ (which are awesome!). If you’d like to view our ‘standard inclusions’ please contact your New Home Consultant to arrange a tour of Atelier. Please note: All of your colour selections need to be fully finalised in order for us to commence as this will help ensure no delays on site. If you have not signed off on your Colour Selections this will delay your start date.
Can I upgrade my selections?
We have limited your selections to our ‘standard range’ to ensure no delays on site. If you’d like to view our ‘standard inclusions’ please contact your New Home Consultant to arrange a tour of Atelier. Please note: All of your colour selections need to be fully finalised in order for us to commence as this will help ensure no delays on site. If you have not signed off on your Colour Selections this will delay your start date.
Will communication stay the same?
It sure will. In fact communication may in some cases be higher as our supervisors may need to call you directly to get your insights into works happening onsite. You will also be invited to attend our 5 stage quality assurance site visits with your supervisor. Your build journey is exactly the same, only the construction is quicker. Your Client Liaison Officer will continue to send updates & photos via your exclusive My Build Diary so it is important to log in regularly so you don’t miss any important communications. You will also need to stay on top of your progress claims as this can delay progress on site, it is recommended to advise your financial institution that claims will be processed very quickly and their cooperation is required.

What about weather delays?
Unfortunately we can’t control the weather, therefore as per our standard HIA build contract, inclement wet weather will incur a time extension if it affects our program.
When exactly does the 8 weeks start?
- The 8 weeks commences from Completion of all necessary siteworks – if your site needs retaining this must happen prior to the site cut being completed.
- The 8 weeks finishes at Practical Completion & we will handover once final payment is received.
- Receiving final claims from your financier can delay handover therefore it is recommended to advise your financial institution that progress claims will be processed very quickly and their cooperation is required. If a final inspection is required by your financial institution, please advise us prior to commencement so we can book this in early.
- If you are engaging a pool builder, this will need to be completed PRIOR to our commencement on site and after we have levelled the site.
What happens if my build goes over 8 weeks?
If for any reason we don’t meet Practical Completion, we are including $550 per week for liquidated damages in all HomeIn8 relevant contracts. We understand that budgeting rent and mortgage repayments can be super stressful and we want to minimise that as much as possible.
Does HomeIn8 cost more?
Absolutely not, this is simply a solution to get you in your home sooner. In reality it saves you money – less rent and less mortgage due to moving into your new home sooner.
Does the type of site matter?
Yes, we have limited HomeIn8 builds to key development areas including Harmony, Aura, North Harbour, Kalina, Riverbank and Newport as we have a solid understanding of site conditions within these estates however Ausmar Homes reserves the right to build a HomeIn8 design outside of this. If your site is outside of these major developments, please speak to your New Home Consultant to determine if your site is eligible.
Any site with soil classification above Class H2, the 8 week timeframe will commence upon receiving engineers sign off.
What about sloping sites?
As the 8 weeks commences from Completion of all necessary siteworks, if your site has any type of fall and needs retaining this must happen prior to the site cut being completed.
What about acoustics, BAL, slope stability, covenants, demolition?
If your home requires any of the above, this will need to be carried out prior to commencement of the 8 weeks. Please speak to your New Home Consultant to determine if your site is eligible.

Why can’t you do this on every home?
We understand building is exciting and because of this a lot of clients like to put their own stamp on their homes. Whether it be changing the kitchen layout, adding a bedroom or wanting those penny round tiles, changes outside of our ‘standard’ will impact the build time. This is why we’ve restricted changes to specific designs under 220sqm (view designs) , allowing very minimal changes & we’re only offering 5 per month. HomeIn8 isn’t for everyone, but for those who are wanting to keep the build journey as simple, quick and cost effective as possible – HomeIn8 is for you.
Can I get landscaping & fencing included in the 8 weeks?
In order to meet our 8 week guarantee build time we are unable to include landscaping or fencing in HomeIn8 contracts.
How long will it take to start on site?
The ‘front end’ process stays exactly the same, we know it’s exciting & overwhelming at the same time so you can spend as long as you like with our New Home Consultants getting the right HomeIn8 design and selections for your lifestyle and budget. Commencement can be delayed if we don’t have all the necessary documentation including but not limited to; deposit and/or finance approval, finalised colour selections, site registration etc.
